However, the entire process of completing a sale generally extends for another four months, depending on the complexity of the transaction.

In the last three months, 60% of the sales agreed for 2-bedroom terraced homes occurred within a month of listing. This swift sale rate can be attributed to the broad appeal of these properties to various buyer groups. They offer good value for money, making them an attractive option for first-time buyers with limited budgets. Additionally, they appeal to empty-nesters looking to downsize without sacrificing amenities like a garden.

Another factor driving the quick sales is the relative scarcity of these homes. Only 7% of the properties listed in the last three months were 2-bedroom terraced houses, leading to increased competition among buyers.

Historically, 2-bedroom terraced homes have been the fastest-selling type in more expensive regions like London and the East of England over the past six years. The trend has now extended to more affordable regions, indicating a shift in buyer preferences in response to rising borrowing costs.
