Situation :
We were asked to value and potentially market this 1920’s mid terrace two bedroom home by the vendors. The property had been marketed for 6 months by 3 different estate agents with no successful offers made despite having had over 40 viewings. The sellers felt that other agents were sending out junior staff to conduct viewings many of whom were just going through the motions. The agencies seemed more concerned about trying to hit their viewing targets than actually trying to secure the sale on the property.
Action taken : - We agreed with the vendors that the marketing had been ineffective and we needed to amend the advertising to secure a buyer in sensible time frame. The property had many positive aspects which had not been marketed including guarantees for major works that had been undertaken (which, given the age of the property, would be important to any buyer). In addition, we paid for and promoted the property using specialist online marketing tools to ensure the property was being advertised to wider audience.
Result : - We listed the property and a senior and experienced member of our team personally conducted the first viewing which resulted in the property being sold. The property subsequently completed without complication.
