Situation :

We were asked to potentially market this modern studio flat by the vendor after another agent had advertised the property for 6 months. The seller had previously agreed a sale of the property, however due a lack of due diligence undertaken by the other agent with regard to the mortgage product, the sale fell through within 4 weeks.

Action taken :We discussed borrowing options with our mortgage team prior to marketing to ensure we could offer it to buyers that would be able to proceed to completion. We proactively worked our database of known potential buyers and managed incoming enquiries to ensure we got the right person through the door that would be able to complete the transaction.

Result : The sale was agreed within 3 weeks to buyer who was able to exchange and complete within 6 weeks.
