Situation :

We were asked to market and sell an active 10 Bedroom Guest House/large family home in East Worthing. The property had been marketed by another agent for 7 months prior to Aspire Residential being asked to assist with the sale. In our view, it had not been promoted effectively given its potential.

Action taken : - Given the size and potential of the property, we took a number of actions to market and promote it to as wide a range of potential buyers as possible. The strategy included a review of the current use of the property as a guest house, an analysis of potential alternative markets and how to maximise the return to a buyer and the value for the vendors.

We concluded that a change of use of the property to a HMO (housing in multiple occupancy) was likely the best strategy as there was a limited market at the time for selling a guest house as a going concern. It was also unlikely that a family would consider such significant property in the town centre as a residential home. We assisted the sellers throughout the process of applying for a change the use of the property and approval was received in just 6 weeks from the application date.

Result : - We managed to secure 11 viewings and received two offers for the property, with one offer being accepted and successfully completing.
