Situation

We were asked to value and potentially market this large two bedroom ground floor flat in the attractive development of Westlake Gardens. The property had been occupied by tenants however the landlord/owner decided to sell. We advised that the property should be redecorated to achieve the best price. The challenge was that rent was no longer being earned while the property was vacant so the seller wanted to achieve a quick sale and completion.

Action taken : - We began an active campaign while the property was being redecorated by contacting our database of buyers who we thought might be interested in the property. This created some "competition" for when the property refurbishment was complete and we could begin viewings.

Result : - Through our targeted marketing, we found a quick buyer who was a cash purchaser and notwithstanding that the property was leasehold (which normally takes longer to complete the conveyancing), we were able to agree the sale and complete the transaction within a five week period.
